VRS Realinvest: $5.2M in New Pipeline in 4 Months for a Sydney Buyers Agent

VRS Realinvest, a Sydney buyers agent, added $5.2M in new pipeline in 4 months. Inflo Media worked on the firm's SEO and AEO/GEO, which means making it easier to find on Google and easier for AI tools like ChatGPT, Gemini and Google's AI Overviews to recommend.

The client

VRS Realinvest helps busy professionals buy investment properties, with a focus on strategy before purchase. The firm is based in Sydney and works with investors buying across Australia. Its sales process runs on consultations and webinars rather than walk-in traffic, so almost every new client starts with a search, a referral or a question typed into an AI tool.

That last part matters for buyers agents. Someone deciding who to trust with a property purchase does their research first. They compare firms, read reviews, ask ChatGPT what a buyers agent does and whether one is worth the fee, and only then book a call.

The challenge

When VRS Realinvest came to us, its site sat behind a Cloudflare configuration that blocked AI crawlers outright. ChatGPT, Gemini and Perplexity could not read a single page. Google had eight pages indexed. The firm itself was not the problem: its Google Business Profile already carried more than fifty five-star reviews. The reputation existed. The visibility did not.

Buyers agents face a specific problem in search. "Buyers agent" is a big term, with about 6,600 searches a month in Australia (SE Ranking, October 2026). It's also competitive, with a difficulty score of 52. Big national firms and directories hold the top spots. A smaller firm can't win on that one term, so it needs to be found for the more specific questions investors ask on the way to booking a call.

What we did

Inflo Media ran SEO and AEO/GEO (AI search visibility) for VRS Realinvest, across four layers.

  • Crawl access first. The site sat behind a Cloudflare bot rule that was refusing AI crawlers along with the scrapers. We rewrote the robots directives to explicitly allow GPTBot, PerplexityBot, ClaudeBot and Google-Extended, published an llms.txt describing the firm, its services and its service area in a form AI crawlers parse cleanly, and confirmed each one was fetching rather than assuming it.
  • Technical SEO and indexation. A full crawl audit covering duplicate and thin pages, redirect chains, internal link depth, Core Web Vitals and XML sitemap coverage, then a structured data install guide handed to the firm's own developers with Organization, LocalBusiness, Service, Article and FAQPage markup specified page by page.
  • Keyword and page mapping to buyer intent. “Buyers agent” on its own is a 6,600-a-month term with a difficulty score of 52, so we mapped the long tail instead: investor-intent searches, suburb and strategy queries, and the questions that come before someone is ready to book. Each one was assigned to a page type rather than piled onto the homepage.
  • AEO. Service pages and articles restructured so each opens with a direct 45 to 55 word answer to its primary question, with FAQPage schema underneath and comparison content in tables, which is the format Google's AI Overviews and ChatGPT extract from most reliably.
  • GEO and entity consistency. One description of the firm, who it helps and where, replicated across the Google Business Profile, directories and third-party mentions, so the models building an entity picture of the business see the same facts from every source rather than three conflicting ones.
  • Weekly reporting to the founder: rankings, impressions, indexation movement, and a fixed set of AI prompts re-run each week to track whether the firm was being named and who was being named instead.

The result

$5.2M in new pipeline in 4 months.

The underlying numbers moved with it. Indexed pages went from 8 to 20, the firm reached page one for “best buyers agent in Sydney”, and it began appearing inside Google's AI answer for buyers agent searches.

What this result does and doesn't mean

Pipeline isn't the same as settled purchases. A buyers agent's pipeline is the value of work in progress. Some of it will close and some won't, depending on the market, finance approvals and the clients' own decisions. We report it because it's the number VRS Realinvest uses to measure new business, not because every dollar of it is guaranteed.

Four months is also a fast result for SEO. Part of that comes down to the firm itself: a clear offer, a defined audience (busy professional investors), and a consultation process that turns interest into booked calls. Search visibility brings people to the door. The firm still has to convert them.

What other buyers agents and property businesses can take from this

  • Target the questions, not just the category. Investors search for things like "how does a buyers agent work", "buyers agent fees" and "best suburbs to invest in". Pages that answer those directly get found, and they get quoted by AI tools.
  • Describe yourself the same way everywhere. Who you help, where, and how. AI tools build their picture of your firm from your site, directories and profiles. If those don't match, you're harder to recommend.
  • Make the next step easy. VRS Realinvest's site leads with booking a consultation. Visibility without a clear next step is wasted traffic.
  • Check what AI tools say about you. Ask ChatGPT and Gemini for a buyers agent in your city and see who gets named. Do it monthly, because answers change.
