The client

One Group Realty is an independent agency based in Epping that handles sales and property management across Melbourne's northern suburbs, an area where new housing estates sit alongside established streets.

The challenge

One Group Realty runs two offices, Epping and Mernda, across a footprint of around seventy suburbs in Melbourne's north. The old website brought in roughly two organic enquiries a month, and its enquiry form emailed reception only, so nothing reached the agency's CRM. Vendors comparing agents landed on a site that told them very little, and the enquiries that did arrive were not being tracked.

Agencies in Melbourne's north compete with big franchise brands that have large marketing budgets and portal spend. "Real estate agents Epping" gets around 320 searches a month (SE Ranking, October 2026). Most of those searchers are vendors comparing agents before they hand over a listing, so every one of them is a potential appraisal.

What we did

Inflo Media rebuilt the website and ran SEO/AEO/GEO and Meta ads for One Group Realty, across both offices.

  • A full front-end rebuild, plus a landing page for each office, built around the way vendors compare agencies: recent local sales, the people they would actually deal with, direct numbers, and an appraisal request that takes one step. The existing copy that was already earning rankings was preserved through the rebuild rather than rewritten over.
  • Domain-wide SEO, AEO and GEO: suburb-level content for the footprint each office actually sells in, structured data across the site, and vendor questions answered in the format AI tools quote from, since “what is my home worth in Epping” is now asked of ChatGPT as often as of Google.
  • A separate Meta campaign per office, each targeted at that office's own suburb list rather than a single radius over Melbourne's north, and aimed at appraisals from vendors rather than enquiries from buyers. Buyer leads are the easy ones to generate and the least valuable to an agency.
  • The enquiry flow fixed at the root. The website form was emailing reception only, so enquiries never reached the CRM at all. Meta lead ads and the website form were both connected into Zenu through its API, which meant getting third-party approval signed by both directors and credentials issued, so every lead now lands in one system and reaches an agent while it is still warm.

The result

A $1.6M listing secured in the first week of onboarding.

That came in the first week of onboarding, before the SEO work had any time to compound and while the Meta campaigns were still in their opening days.

What this result does and doesn't mean

A secured listing is also the start of the job, not the end. The agency still has to run the campaign and sell the property. What the result shows is that the right marketing put the agency in front of a vendor at the right moment, and the agency won the listing.

What other agencies can take from this

  • Market for listings, not just buyers. Portals bring buyers. Your website, Google profile and Meta ads should be built to win appraisals from vendors.
  • Write for the suburbs you actually sell in. A vendor in Lalor wants to see that you know Lalor. A page with real recent sales and local knowledge beats a generic "we cover Melbourne" page.
  • Answer vendors' questions directly. "What's my home worth in Epping?", "How long do homes take to sell in Thomastown?" These are the questions AI tools get asked too, and agencies with clear answers get quoted.
  • Run Meta ads for the quick wins while SEO builds. Paid social reaches homeowners now. Search and AI visibility keep paying off later.
